Residence Zabehlice is situated in Prague 10 - Zabehlice. The project site is part of existing extensive sport facility, it used to be a football field in the past. Dead channel of river Botic surrounded by full - grown trees forms a nothern border line. From the east the site is defined by a plot serving as a warehouse, from the south by a sportground AFK Záběhlice.
Urban design is based on an initial compositional condition to supplement a spatial and functional structure of Záběhlice sport facility. Horizontal mass of single - storey building, which is including housing, administration, fitness and wellness, rests below three trapezoidal two – storey buildings supported by columns. Skewed facades and attic gables of the two – storey masses distantly resemble to a trinity of beached wherries that anchored in the treetops. Above standard flats with roof terraces are situated there.
Integral part of the concept was a creation of high-quality public space with new green and rest areas. Parterre of the building is complemented by new full - grown trees, simultianously the green areas from the north permeate to the site. Extensive roof greenery covers the building terraces.
Traffic accessibility is ensured by a new road on the premises connected to an existing traffic network. Stationary traffic is designed on the surface and on underground floors.
In terms of volumes the three - storey building Residence Zabehlice could be divided into two parts – single-storey building providing housing, administration, fitness and wellness and a triplet of two – storey buildings with above standard flats that is hovering above the first one.
Solid and compact mass of the horizontal one-storey building opens up to the south by a glass facade. The remaining facades are articulated only by French windows. Sheating is made of fair face concrete vertical panels. Parking is located in the underground. Vertical connection between particular floors is provided by three cores with stairs and elevators. Fitness and wellness as well as accomodation units with administration spaces are located on the ground floor. Entrance to the fitness and wellness is on the west side, three entrances to other establishments and to the flats are located on the north side.
Triplet of trapezoidal two – storey buildings with skewed facades is hovering above the horizontal single – storey mass. Above standard flats with large roof terraces are located here. Solid and compact mass of the „wherries“ is articulated by horizontal strip windows on two of the facades that verge into bay windows in several places. Short north facades open up by generously glazed walls towards the trees lining Botic river. Sheating of the „wherries“ consists of horizontal sheet-metal cases, 0,2 m wide, 2–4 m long. The cases are made of copper sheet – metal in three shades that were chosen from a pattern book of Finnish company Luvata specializing in copper semi-products and its alloys. The chosen shades create smooth transition between lighter to darker copper. The copper cases are placed unevenly on the facade to raise its dynamic design and to evoke a bark structure. Great advantage of copper is its huge range of shades and colour inconsistency causing changes in colour during the time. One can see the effect on the pictures accompanying this article because the photographs were taken during several months. Shiny surface of new copper sheets has not stayed glazy for long time. Due to the weather the colour changed into chestnut – brown. After several years an unique veneer will grow on copper and will protect it against corrosion.

Foundation structure consists of friction piles. Underground walls together with a floor slab form so called „white basin“. The structures have limited width of cracks.
Load bearing structure is created from monolithic reinforced concrete frame with irregular module that is respecting the carpark on 1st underground floor. On the 1st floor the frame transforms into one-trackt with wall columns and parapets or full walls.
External walls are from reinforced concrete insulated by contact mineral facade boards and cladded by copper pre-veneered lamellas (the wherries), eventually by concrete facade panels (the ground floor) – ventilated facade system with typified system construction.
All the roofs are flat and single-layered, drained into internal downcomers. Surface finishing is either extensive greenery or wooden grid.
